Situated within walking distance of Owl Creek School, 3605 Bowling Green Place in Fayetteville has a unique floor plan loaded with hidden extras and unexpected amenities.
Offered by Aaron Wirth of Cobblestone Homes Real Estate for $359,000, the 3,000-square-foot new home sits in the Mountain Ranch subdivision and has four bedrooms, three full baths, a media room and a three-car garage. It also has a large, covered outdoor living space with a built-in grill, sink and fireplace.
Open house is 11 a.m.-5 p.m. today.
The open floor plan spreads out from a brick-floored foyer. To one side, a railing edges the step-up formal breakfast area, which has flooring made of wood reclaimed from the job site.
The living room and kitchen share a high ceil- ing lined with exposed beams and a heated floor of stained concrete scored in a tile pattern.
Brick lines the walls of the kitchen, which is edged by a floating island that doubles as a din- ing bar. The space also has a center island, a mix of counter treatments, stainless steel appliances and a hidden walk-in pantry. The living room offers a fireplace and a wall of floor-to-ceiling windows.
In the large master suite, double doors open off the bedroom into a cozy sitting room that was designed by the University of Arkansas Mechanical Engineering Department to act as an above-ground basement that maintains its temperature year-round. The master bath lies under a barrel ceiling and has separate vanities, a jet- ted tub, double shower and a makeup area with a pull- out makeup cabinet. In the walk-in closet, a floor-to-ceil- ing dressing mirror masks the entry to a hidden safe room. Upstairs, the media room has a huge screen
with a high-definition projector. It also has a step-up wet bar with a mini-fridge, micro- wave and a dining bar that looks out toward the screen. Doors open off the space onto a secluded balcony.
Just outside the media room, a built-in book- shelf cloaks a hidden room with a Murphy bed, retractable desk and window nooks.
Energy-efficient features include a geother- mal and multizone heating and cooling system, sprayed-in foam insulation, a Marathon water heater storage system and an innovative duct system. Owners can also control the home’s lighting, audio/video, security, and heating and cooling systems from a smartphone.
In building the house, Cobblestone Homes partnered with Ozark Electric Cooperative.
Private showings can be arranged by contact- ing Aaron Wirth of Cobblestone Homes Real Estate at (479) 445-2001.
From Interstate 540, take exit 64 and head west on Wedington Drive. Turn left onto Sa- lem Road and continue onto Mountain Ranch Road. Turn right onto Providence Drive and stay right around the round-about. The house will be on the corner of Bowling Green Place and Providence Drive.
